Key Warning Signs of Rental Scams

  • Properties advertised at unusually low prices or with vague details.
  • Landlords or agents unwilling to meet in person or show the property.
  • Requests for upfront payments via bank transfer or cryptocurrency before any contract is signed.
  • Pressure to act quickly or “secure the property” without proper documentation.
  • Use of unofficial platforms or social media to advertise listings.

Advice for Students

  • Use reputable letting agents and platforms that are members of recognised industry bodies (e.g. Propertymark, Safeagent).
  • Never transfer money without a signed tenancy agreement and confirmation of the landlord’s identity.
  • Be cautious of listings that seem too good to be true—they often are.
  • Seek advice from University of Bath's Student Accommodation office or the Students’ Union Housing Advice before committing.
